Tarnwick

About

The business in short: the Petersburg properties we work on, how a job gets scoped and priced in writing, and the kinds of work we say no to.

How the business runs

What the business does

Tarnwick locates water leaks in houses and small residential buildings. Locating is the whole job: we find the source, mark it and write it up, and any repair is quoted separately by whichever plumber you choose.

Every price on this site is an estimated range and says so. Your own figure comes as a free quote by phone, then a written quote before any visit.

Some calls end at the meter. If the free checks show nothing moving, or the bill points at a reading, we say so on the phone.

  • Locating only, with repairs quoted separately
  • No figure given before the symptoms are heard
  • No walls opened to look
  • Told plainly when there is nothing to find

How it runs

Four steps, no surprises

A free quote by phone, and a written quote before any visit.

  1. Call and describe what you see

Where the water shows, when it started, and what the meter does with every fixture off. That usually rules out a source or two before anyone drives over.

  2. Get the figure in writing

The estimated range becomes a written quote for the visit, with any after-hours charge said up front. Nothing starts until you agree to it.

  3. We isolate, then listen

Hot side against cold, house against buried line, one section of plumbing against the next. Then the equipment that isolation points to: pressure, acoustic, thermal, moisture or tracer gas.

  4. You keep the finding

The spot marked, how it was found, what the pipe is made of and what the repair is likely to involve, in writing, for any licensed plumber you like.

Before you choose

Five questions for anyone you call, us included

A finding is only as good as the reasoning behind it, and these bring the reasoning out.

  1. What is the estimated range, and what moves it?

Both halves. Detection sits at an estimated $150 to $400 for a typical house; a figure outside that should arrive with its reason.

  2. Did they ask what the meter did?

Whether it turns with every fixture off is the first fact in this trade, and asking takes one sentence.

  3. Is the repair quoted apart from the locating?

It should be. A combined number hides which of two different jobs you are paying for.

  4. Will you tell me if there is nothing to find?

The meter often answers that before anybody arrives, and a business that says so on the phone is advising against its own short-term interest.

  5. Can I check your license?

Virginia licenses contractors through the Department of Professional and Occupational Regulation, and the lookup is public and free.
